If the house happens to be ready earlier than our standard 4 pm check-in time on the day of your arrival, we, in most cases will allow an early check-in. For a reliable alternative with guaranteed check-in or check-out timing, it's recommended to book the night before or after your scheduled arrival or departure.

Please pay close attention to following the HOUSE RULES: Non-compliance could result in sizable fines. - All guests staying at a Portoro home are required to sign a rental agreement and complete identity registration. - Age restrictions apply. Please inquire for more information. - All guests must be included on the guest list and not exceed the maximum number stated on the listing. - To ensure your safety, proper access to the home, and guest features, ALL guests are required to read the house manual upon arrival and notify Portoro with any questions. - Known damages incurred during your stay must be reported to the property manager immediately. - Before check-in, we will send you detailed directions to ensure a seamless arrival. - Pets are not allowed at this home. If undisclosed pets are brought into the home without Portoro’s approval, there will be a cleaning charge of $500. - We cannot guarantee early check-ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one-hour window within our standard times. If your need for an early check-in or late check-out is great, your best option is to book an additional night. - The home has cameras for external monitoring only. - Reservations made during Festivals and Conferences, i.e., SXSW, ACL, F1, etc, are non-refundable. - HOTEL TAX COLLECTION: Both the City of Austin and the State of Texas require all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. Any questions regarding reservations will be sent by Airbnb Inquiry prior to booking or it is assumed you have accepted the House Rules and will sign the required rental agreement with completed electronic signature within 48 hours of submitting your booking request, (or prior to receiving check-in details should stay be less than 48 hours to arrival). Proceeding with your booking is your agreement that you have read and agree to all House Rules. A complete rental agreement (Blue Pacific required rental terms and conditions, policies) for your reservation will be emailed to you, the guest, for electronic signature after a booking is confirmed. The Rental agreement needs to be signed and returned within 48 hours (or prior to receiving check-in details should your stay be less than 48 hours from arrival), or reservation will be understood that you, the guest, have asked to cancel and chosen not to accept the required rental agreement or House Rules. A phone call with a representative from Blue Pacific Vacation Rentals is required to finalize a reservation. House Rules & Rental Terms and Conditions to Note: Please send an inquiry should you have questions regarding any specific date ranges and pricing during our any of our rental seasons. Peak rates will apply to each night of stay, should the dates booked include the listed Holidays or applicable seasons below, (and may not be reflected at time of booking): • 3 night minimum stay for all other seasons not specified • 4 night minimum stay for MLK, Presidents, Memorial , Labor Weekends (3 Night Requests Reviewed, Sunday departures are not typically available for holiday "weekends".) • 5 night minimum stay for Late Spring to Early Summer (After Memorial Weekend - Early June) and Thanksgiving (4 Night Requests Reviewed) • Summer/Peak: 7 night minimum stay for Summer PEAK Season (Mid-June to Labor Day, Friday-Friday week only) (5 Night Requests Reviewed) • Christmas/New Years/Peak: 5 night minimum stay for Christmas (Departure by December 26 or 27, staff to confirm availability) to New Years (Set Weeks: December 26 - January 2 or December 27 - January 3, staff to confirm availability) **Review House Rules & Send an Inquiry to confirm availability prior to booking your reservation if you have any questions. Please review "Booking Schedules" & "Occupancy". Same Day Arrival Bookings: We are unable to accommodate bookings made on the day of arrival. Should the system permit the booking, a reservation representative will review the reservation and call you to address the issue if this is a problem. A full refund will be offered due to the system issue. Booking Schedules: During some seasons, if your reservation dates leave open nights that we cannot rent (what we refer to as a "dead night"), or less than the required minimum of the date range for the rental season, a representative will review the reservation and call you to address the issue before confirmation (not to finalized stays). We will offer to change your dates or move you to an alternate property, if available. If you are unable to accept change we will assist you with cancelling the reservation and getting a full refund. Calendar and Rate Errors: At times calendars may not sync correctly due to a system error. To assist our guests, we have provided our minimum night requirements by season. By proceeding with booking, you agree that the written minimum nights apply and should a rates issue occur due to invalid calendar issues, we will offer to change your dates, adjust your rates, or move you to an alternate property, if available. If you are unable to accept change you may cancel the reservation for a full refund (any partial refund will be overridden to a full refund). Holidays: Day of holiday arrivals/departures must be approved due to staff availability and office closure on the following holidays. Early check-in or late check-out requests are typically not available on these dates.: - Easter Sunday - Memorial Day - 4th of July - Labor Day - Thanksgiving Day - Christmas Eve (can be reviewed) & Christmas Day - New Years Eve (can be reviewed) & New Years Day Please send an inquiry prior to booking or alternate date options will be sent. If you are unable to accept the change you may request to cancel the reservation for a full refund by submitting a cancellation request (any partial refund will be overridden to a full refund). Saturday Arrivals and Departures (Off Peak / Ski / Holidays): Saturday arrivals or departures may be subject to scheduling approval/review in Sunriver. A reservation representative will review the reservation and call you and address the issue if this is a problem at the time of booking. All reservations are pending and subject to review of our staff prior to finalizing. We will offer to change your dates or move you to an alternate property, if available. If you are unable to accept change we will assist you with cancelling the reservation and getting a full refund. Age Criteria: You must be at least 25 years of age to rent from Blue Pacific Vacation Rentals. You must be 25 years of age to agree to the rental contract. Children are welcome when traveling with a parent or guardian. Bookings may not be made on behalf of underage guests. Occupancy: The allowed number of guests or Occupancy is specifically limited to the maximum number of people designated for that particular property and anyone in the property at any time during your stay and includes any children 24 months and older (not just sleeping there, includes temporary guests). Information on occupancy limits for a particular unit may be viewed on Blue Pacific’s and Airbnb websites. Blue Pacific Vacation Rentals by Portoro does not allow “group rentals” in any Blue Pacific Vacation Rentals by Portoro properties, where more than 1 property is being rented; regardless if the property is managed by Blue Pacific Vacation Rentals by Portoro, if the group total size exceeds the maximum occupancy of the largest Blue Pacific Vacation Rentals by Portoro property rented. Pets and Animals: Pets or any type of animal are not permitted on the rental grounds or in the homes under any condition. Anyone caught with an animal, will be asked to vacate the premises per the House Rules. Smoking: This is a Non-Smoking property. Smoking is not permitted in the home. Anyone caught smoking on the premises, will be subject to fines. Housekeeping: The property will be professionally cleaned prior to arrival and after guest departure. Guests shall leave premises in clean, undamaged condition, similar to the way they found it. The cleaning fee covers laundry, sanitization, and cleaning associated with “normal” use – guest agrees to limited departure procedures: removal of trash to garbage room on far side of garage (not to street), starting the dishwashers, and to start a load of towels in both washing machines. Equipment Failure: Although we cannot guarantee the operation of all appliances, utilities and equipment (e.g. air conditioning, Wi-Fi, pool equipment, hot tubs, kitchen appliances, televisions, etc.) our staff makes every reasonable effort to ensure that the equipment, utilities and appliances are in working order. Agents, authorized employees or repairmen may enter the premises for purposes connected with repair, care, or maintenance of the rental property. We will do our utmost to have any malfunction repaired in a timely manner. However, Blue Pacific assumes no liability for malfunctioning items and does not offer refunds for equipment, utility or appliance failure. Please contact the office immediately if you encounter a problem. Parking: Information about parking will be noted in the check-in instructions received by the Guest prior to arrival. The city of Sunriver does not allow street parking, nor does it allow for RV/Trailer parking on the property. Insurance: It is strongly recommended that Guests purchase travel insurance because unforeseen and unexpected events can occur before you leave or when you are away from home. Specials: See listing for special details and availability. Specials are not retroactive and must be applied at time of booking. Dates booked cannot contain dead nights or guest agrees to removal of any special. Midweek Specials apply only to stays Sunday-Wednesday nights (some Thursdays reviewed), and cannot contact Friday/Saturday nights or guest agrees to removal of any special. Bookings received on day of special posting must be booked after special has posted, prior bookings will not receive special retroactively. Arrival and Departure Times: Check-in time will typically be 5pm , with an 10:30am Check-out time. The following high rental seasons may expect up to a 6pm check-in time: Spring Break, Summer, Holidays. This will allow our staff to ensure we are meeting all cleaning and property protocols. We greatly appreciate your understanding and flexibility on this, as it is for the benefit of all of us! We will attempt to accommodate earlier arrivals and later departure times during our off-peak seasons where possible upon request. Late Checkout requests must be received prior to office closure the day before departure. Rental Agreement: Signed electronic rental agreement required to proceed with booking defining Blue Pacific Vacation Rentals by Portoro guest terms and conditions and rental policies. Any questions regarding reservations will be sent by Inquiry prior to booking or it is assumed guest will accept and sign rental agreement with completed electronic signature within 48 hours submitting your booking.
