The kitchen and dining room. The open concept and many large windows makes for an airy feeling: lots of light and space. Marble countertops and waterfall island --great for groups, families and entertaining.
The 300 sq ft patio is covered, screened-in and has. large ceiling fan --perfect for the warm Texas weather.  The patio is located off the dining room and looks out to the expansive, beautifully landscaped outdoor area.The dining / kitchen area is filled with light from large picture and sliding windows and high ceilings,  The dining room table is custom concrete.

The kitchen and modern, clean lines. It features high-end appliances by Wolf (6-burner stovetop and double oven) and fridge SUB-Zero. Small bar area with dedicated undercounter fridge. Plus a 6ft-tall wine cellar (not pictured).
The angled ceilings in this room reach over 20 feet and guests can look up to the second level balcony or out the wall of windows to the large screened-in porch and through to the stunning backyard.
The office is just off the kitchen --large custom, built-in desk with 2 work areas. Printer/scanner and google fiber with incredible speed. And when the mood strikes, open the wine cellar :)

Its proximity to downtown makes it an excellent choice for guests wanting to stay near Austin’s dynamic city center with very easy access to all locations in and around Austin. Upon arrival, guests enter into the main living room, furnished with leather sectional and wall-mounted large screen TV and soundbar system. The open floor plan expands into a custom kitchen designed for entertaining and culinary creations. A Wolf 6 burner stove and double range oven sit between a SUB-Zero Refrigerator/Freezer offering all the modern conveniences. A large, marble, waterfall island and bar stools provide lots of space for gathering or preparing meals to delight your guests. Filled with light from large windows and high ceilings, the kitchen is outfitted with all the bells and whistles and stocked with amenities. It is also central to the downstairs floor plan offering access to the office, steel-framed staircase, master bedroom, large screened porch, and magnificent backyard. There is also a half bath, wet bar, and wine fridge. The dining room features a custom concrete table. Wind the staircase and you land upstairs to find two spacious, movie-themed bedrooms centered around a large home theater with an 80” wall-mounted Samsung, Xbox game console and Martin Logan soundbar. The upstairs level also offers 2 guest bathrooms, the laundry area and a game closet, stocked with an assortment of games for families, kids, chess players, and poker players alike. The upstairs bedrooms are designed to thrill Harry Potter and Star Wars fans of any age. The Star Wars room offers 2 twin beds and a 46” Visio TV. Spend the night in a galaxy far far away with a model stormtrooper and Darth Vader. Collector's items from the film will inspire the imagination and novelty of this iconic film experience. Step into a world of wizarding magic in the Harry Potter room which offers a plush queen bed, ensuite bathroom, 43” Insignia TV, and a collection of magical artifacts. Potterheads of every age can stay in style surrounded by Hedwig, golden snitches, the mirror of Erised, and the Deathly Hallows. Guest looking to retreat in a private, resort-like backyard will find solace here. A fully covered, outdoor kitchen and bar with ceiling-mounted fans and TVs provide guests with outdoor entertainment options regardless of the Texas weather. As does the large screened-in porch. Dedicated green space (artificial turf) is surrounded by beautiful, terraced decks and landscaped pathways and 4 different areas to lounge or dine al fresco. Guest can also enjoy the original, vibrant, multi-chromatic, whimsical paintings by artist Michale Summer. Michael’s art of imaginary characters and mythical archetypes is in theme with the creative qualities of this amazing home. Tesla Home Wall Charging Station - Adaptor can be used for non Tesla automobiles. This house is in the center of everything Austin has to offer. Walk towards two 5 star restaurants (Jeffery's and Clark"s) and to the famous Sweetish Bakery just down the hill on 6th Street. Just blocks away from the clubs and entertainment action on West 5th and 6th streets. Working guests or SXSW visitors can often walk to meetings downtown. Fresh Plus Grocery Old-fashioned food market that's been carrying both local & big-brand items for more than 80 years. More recommendations are provided in the guest manual. NOTE: We follow the CDC and Airbnb Recommended Cleaning Guidelines. You can rest assured this property has been completely sanitized prior to check-in. Also, please review the LONG-TERM STAY - ADDITIONAL FEES section below. Stays over 29 days are waived from paying the State and Local Hotel Tax. However, there are additional fees we need to collect for damage coverage and housekeeping. LONG TERM STAY - ADDITIONAL FEES FOR STAYS OVER 29 days. In compliance with our policies for long term stays, we need to collect a few additional fees from you before guaranteeing this reservation. Please see below and reply here with any questions. Your guest ambassador will reply shortly and be available to assist you where needed. Trust & Safety Fee: As part of our effort to help you relax and enjoy your stay, we have partnered with Safely .com to provide you with $1,500 of accidental coverage in place of a security deposit. A portion of the cost for this protection was included in your rental rate and fees and covers you for accidental damages during your stay. The Safely fee for nights over 30 days is $200, $50 of which was already collected. Please be on the lookout for a payment request or resolution request for the balance of $150 and ensure the balance gets paid and guarantee your reservation. NOTE: The Trust and Safety Fee is refundable only if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date. Additional Cleaning Fee: We do require additional cleaning fees for guests staying longer than 3 weeks. Your Guest Ambassador will coordinate the cleaning schedule for a minimum of once every 2 weeks. You can request cleanings more frequently if desired. Additional cleaning charges will be sent using a payment request or resolution request, immediately following the cleaning.

Guests must make an effort not to block driveways and paths to neighbor homes. We offer self check-in. All Portoro's properties use smart locks. •We cannot guarantee early check-ins or late checkouts in advance. If the house happens to be ready earlier than our standard 4pm check-in time on the day of your arrival, we, in most cases will allow an early check-in. If your need for an early check-in or late checkout is great, your best option is to book the night prior to or after your arrival/departure.

Many landmarks, shops, and restaurants are within walking distance. Austin offers plenty of transportation options. Ridesharing, micro-mobility, and mass transit are available everywhere. The airport is just 20 minutes away.

**VERY IMPORTANT - All Guests must comply with our house rules. Not doing so will require loss of deposit and possible eviction. 1. Maximum Overnight Occupancy is 8 people. Please make sure you enter the proper number of guests that will be staying in the home when booking. 2. We love our neighbors! Quiet hours are from 10 PM - 8 AM daily. No outside noise after 10:00PM 3. No Smoking. 4. Pets are not allowed. 5. Except for families with children, ALL guests must be at least 25 years of age with photo ID proof of age for each guest. 6. Third Party Bookings require additional details and approval from Portoro before booking. 7. Small Gatherings and events with non-overnight guests require pre-approval, deposit, and additional contract. 8. Guest CHECK OUT considerations will be sent the day before departure. 9. Guests are expected to follow ALL check-out instructions as listed in the House Manual, including notifying the host at the time of departure. 10. To ensure your safety and proper access to the home and all of our guest features, ALL guests are required to read the house manual upon arrival, notify Portoro with any questions. Known damages incurred during your stay (Stains and spills on linens, furniture, rugs) must be reported to the property manager immediately. Only artificial candles are allowed. No burning of natural candles inside or outside of the home. Closets and cabinets labeled as “Owner Use Only” are off-limits to guests. Please be respectful and never take items from these areas. Evidence of damage to the home will result in an additional cleaning fee of $250, plus the cost of damages to the home. Reservations made during Festivals and Conferences are non-refundable, i.e., SXSW, ACL, F-1, etc. We cannot guarantee early check-ins or late checkouts in advance. Late checkouts are almost never possible. Neighborhood
